Instead, they represent seven structural mechanisms that collectively govern the generation, transmission, transformation, and modulation of urban value across space.
This perspective distinguishes ULVF from traditional land valuation approaches. Conventional models typically regard urban value as the combined effect of multiple attributes associated with a location. In contrast, the SVSM interprets urban value as a dynamic spatial field that emerges through the interaction of multiple spatial mechanisms operating continuously within the urban system.
Accordingly, each structural variable represents a specific function within the value formation process rather than an isolated determinant. Together, they describe the complete lifecycle of urban value, from its initial generation at urban centers to its transmission through transportation networks, its transformation by socio-economic activities and land use, and its final modulation by environmental and local conditions.
The seven structural mechanisms are defined as follows.
The road network constitutes the primary transmission framework of the Urban Land Value Field. Roads are interpreted not merely as transportation infrastructure but as spatial channels through which urban value propagates across the city. The hierarchy, connectivity, and topology of the network determine the direction, continuity, and efficiency of value transmission between different urban areas.
Transport accessibility represents the capacity of a location to connect with the surrounding urban system. It regulates the intensity and spatial reach of value transmission by determining how efficiently people, goods, services, and information can move through the network. Accessibility therefore functions as the principal mechanism controlling the diffusion of urban value.
Urban value becomes observable through the concentration of socio-economic activities. Commercial transactions, employment, public services, population density, and social interactions collectively reflect the intensity of urban functions. This mechanism transforms potential accessibility into measurable economic and social value within the urban environment.
Urban value originates from one or more spatial centers that function as sources of value generation. These centers may include central business districts, commercial hubs, transportation terminals, administrative centers, innovation districts, or other strategic urban nodes. The influence of these centers propagates outward through the transportation network, creating spatial gradients of urban value across the metropolitan area.
Environmental quality and landscape characteristics modify the attractiveness of urban locations. Natural amenities, green spaces, water bodies, ecological quality, visual landscapes, and environmental risks either enhance or reduce the local capacity to accumulate urban value. This mechanism acts as a spatial modifier that influences the distribution of the Urban Land Value Field.
Land-use function represents the economic role performed by each parcel within the urban system. Residential, commercial, industrial, institutional, and mixed-use developments generate different patterns of spatial interaction and value creation. Consequently, land use functions as the principal mechanism through which transmitted urban value is transformed into economic performance and urban productivity.
The final mechanism represents localized conditions that facilitate or constrain value propagation. These include physical barriers, flood susceptibility, pollution, heritage conservation, neighborhood reputation, site geometry, and other location-specific characteristics that cannot be fully explained by the preceding mechanisms. These factors determine the local adaptability of the Urban Land Value Field and account for spatial heterogeneity among otherwise similar locations.
The seven mechanisms together describe a continuous process of urban value formation.
Urban value is initially generated by strategic urban centers (S4). It is subsequently transmitted through the road network (S1), with transport accessibility (S2) determining the efficiency and spatial extent of its propagation. As the transmitted value reaches different locations, it is transformed into observable urban functions through socio-economic activities (S3) and land-use functions (S6). Finally, environmental quality (S5) and localized favorable or unfavorable conditions (S7) modify the accumulated value, producing the heterogeneous spatial distribution observed within the Urban Land Value Field.
