The introduction of the Urban Value Field represents a fundamental shift in the scientific understanding of urban land value.
Traditionally, urban land value has been interpreted primarily as an economic attribute associated with individual land parcels or market transactions. Within the Urban Land Value Framework (ULVF), however, urban land value is regarded as a continuous spatial field emerging from the interactions among infrastructure, accessibility, land use, economic activities, environmental conditions, institutional arrangements, and human behavior.
This conceptual shift extends the scope of urban land value research from static valuation toward the analysis of dynamic spatial processes governing value formation and evolution.
From a theoretical perspective, the Urban Value Field establishes a common framework that integrates concepts from urban economics, spatial science, geographic information systems, network science, and mathematical modeling. Rather than treating these disciplines as independent approaches, ULVF provides a unified conceptual language for describing urban value as a complex spatial phenomenon.
The mathematical formulations introduced in the previous sections further demonstrate that the Urban Value Field can be represented using multiple equivalent representations, including integral formulations, network propagation models, matrix formulations, and continuous field equations. This flexibility enables the framework to support theoretical analysis, numerical simulation, spatial computation, and artificial intelligence while remaining grounded in the same scientific principles.
However, representing urban value as a field is only the first step.
To explain why different locations generate different value intensities, the internal structure of the Urban Value Field must also be described. In other words, a scientific theory of urban value requires not only a field representation but also a structural model capable of identifying the intrinsic components responsible for value generation.
This requirement motivates the introduction of the Dual-Scale Variable Structure (DSVS) model in the following section. Within ULVF, DSVS provides the structural organization of the Urban Value Field by describing how hierarchical spatial variables collectively determine the intrinsic value-generating capacity of each urban location.
Accordingly, the Urban Value Field defines how urban value behaves, whereas DSVS explains how urban value is structurally organized. Together, these two components constitute the theoretical foundation of the Urban Land Value Framework.
