Although the Urban Land Value Field (ULVF) framework establishes a unified theoretical and computational approach for urban value analysis and land price determination, several limitations should be acknowledged.
First, the present study primarily focuses on the theoretical architecture of the ULVF framework. While the proposed concepts, structural models, and relational matrices provide a coherent analytical foundation, their implementation in different urban environments requires further empirical validation using diverse datasets and planning contexts.
Second, the construction of the Value Correlation Matrix (VCM), the Value Relation Matrix (VRM), and the Price Relation Matrix (PRM) depends on the quality and completeness of urban spatial data. Variations in data availability, spatial resolution, and temporal consistency may influence the accuracy of the resulting Urban Land Value Field. Future studies should therefore investigate standardized data integration strategies and robust calibration procedures suitable for different cities and administrative systems.
Third, the current framework assumes that the principal mechanisms governing urban value can be represented by the proposed seven-variable structural model. Although these variables capture the major components of urban value formation, additional factors reflecting local institutional conditions, economic dynamics, or emerging urban phenomena may be incorporated to enhance the flexibility of the framework in specific application contexts.
